Window tinting is one of the cheapest ways to make a Dubai home or office noticeably cooler, but prices online are all over the place. This guide sets out what tinting actually costs in 2026, how the price is worked out, and how to measure your own glass so you know roughly what to expect before you ask for a quote.
The short answer
Window tinting in Dubai is priced by the square foot of glass. With us, heat-rejection and UV film for homes starts around AED 12 per square foot, and frosted or privacy film around AED 18 per square foot. A standard apartment usually starts around AED 1,500, and office or commercial projects around AED 3,000.
Price by film type

- ✓Reflective, blackout and decorative films are quoted on the job, because the right film depends on the glass and what you want it to do.
Worked examples
To give you a feel for real numbers, here is what a few common windows come to at our starting rates. Your final quote depends on the film and the site, but these are a sensible first estimate.
- ✓A bedroom window, 6 ft wide by 5 ft high: 30 sq ft, so from around AED 360 with heat-rejection film.

What pushes the price up or down
1. How much glass you have
Area is the biggest factor. Villas with floor-to-ceiling glass, large sliding doors and skylights have far more square footage than a one-bedroom apartment, so the total is higher even at the same rate per foot.
2. The film you choose
Standard heat-rejection film is the entry point. Frosted, reflective and specialist films cost more per square foot, but they solve different problems, such as privacy or glare on screens.
3. Access to the glass
Windows you can reach from the floor are quick to do. High windows, double-height living rooms, stairwells and building facades need ladders, platforms or more time, which is reflected in the quote.
4. Old film that has to come off
If the glass already has faded, bubbling or purple film on it, it has to be stripped and cleaned before new film goes on. That adds time, so mention it when you ask for a quote.
5. The type of glass
Some dark, heat-absorbing films are not suitable for certain double-glazed units. We check the glass first and recommend a film that is safe for it, which can change which film, and price, makes sense.
How to measure your windows
Measure the visible glass of each pane, width and height. If you measure in inches, multiply width by height and divide by 144 to get square feet. If you measure in centimetres, multiply width by height and divide by 929. Add up all the panes and multiply by the rate for the film you want. Why the cheapest quote is rarely the cheapest
Low-cost dyed films can fade, turn purple and bubble within a couple of Dubai summers, and then they have to be removed and replaced. A quality film fitted properly costs a little more at the start and keeps working for years, which is where the savings on cooling and on faded furniture actually come from.
Is it worth it?
For most homes and offices in Dubai, yes. Cutting the heat that comes through the glass makes rooms more comfortable and means the AC does not have to work as hard, especially in west- and south-facing rooms.
